Looking for a 3v1 kids vs adult game. They are 10. But bright for their age so I would say you could go a little higher

Descent.

As long as you know the rules really well the kids can just concentrate on moving around and beating stuff up but still make enough choices to keep them interested.

For a war game, Fortress America jumps to mind. You play the US and they play the invaders.

Do you think they'd be interested in a dungeon crawler type game? There are a lot of dungeon master one vs. all games out there, although I'm not versed in them enough to recommend one. Star Wars: Imperial Assault comes to mind.

This. If you can find a tiny bit of an actors soul in you, you can bring this alive with a dab of storytelling, and theatrics, and be the greatest dad/uncle/brother/babysitter ever to have lived.

If they love Star Wars, swap it for Imperial assault, but either way, it will be awesome.

It's a free for all not a one vs. many, but I'd recommend Arcadia Quest.

When I've played descent with 10-12 years olds I find that they mostly want to kill monsters and don't care about the scenario objectives. AC has plenty of that(just killing monsters), both against the environment and against other players, and side objectives are very attractive in AC because your usually getting cool new equipment which instantly communicates its own value.
