I'm looking for a new game to add to my collection. I am particularly looking for something light-mediumish. Something along the lines of Arboreteum, Splendor or Patchwork up to something like Kingdom Builder, Mad Castles (LOVE THIS GAME), Trains, Asara, Suburbia or New York 1901.

plays well with 3
under 60 min.
Not overly complicated rules and mechanics
something with some meat to it
something that leaves you wanting to try again
something with tension
no mystical/fantasy/witchcraft themes
under ~$40

Things we like:
games where you build something
puzzle like games
modular boards
variable goals

Things we don't like:
auctions, Isle of Skye, games that are too fiddly (Caves), no more games where you get wood to exchange for a cart to exchange for 2 barrels to exchange for 2 coins to exchange for 1 vp (No particular game in mind here just kind of tired of this game style - LOL)

Maybe you want to try a cooperative game for a change?

Pandemic would be a great choice.

I'd suggest trying Survive: Escape from Atlantis!, Colt Express, Through the Desert, Alhambra, or Five Tribes.

You might try Trieste. Made just for three and only three players.

The replay ability is high as you discover that you want to take down your primary opponent at a particular pace, as hurting them too badly too quickly only helps your other opponent.

Lots of nuanced plsy here in three asymmetric sides.

I think Vikings comes very close to meeting all of your criteria. It appears to be selling on Amazon for $45, so it misses the mark on that requirement by a few bucks. Here is how I see it fits/doesn't fit with your list of criteria...

YES, it's best with 3 - plays well with 3
YES, takes about 60 minutes (or less) - under 60 min.
YES, not super simple but not overly complex either - Not overly complicated rules and mechanics
YES, a bit - something with some meat to it
YES, in my experience - something that leaves you wanting to try again
YES - something with tension
YES, just Vikings, ships and islands - no mystical/fantasy/witchcraft themes
NO, $45 - though you might find it somewhere for under $40 - under ~$40

Things we like:
YES, you build islands - games where you build something
YES, putting them together is puzzle-like in many ways - puzzle like games
KIND OF - modular boards
NOT REALLY - variable goals

Things we don't like:
YES, no auctions - auctions
???, I've not played Isle of Skye - Isle of Skye
YES, a bit of fiddlyness but not a ton - games that are too fiddly (Caves)
???, too generic to be sure but you just buy tiles and vikings with coins according to the "wheel" - no more games where you get wood to exchange for a cart to exchange for 2 barrels to exchange for 2 coins to exchange for 1 vp (No particular game in mind here just kind of tired of this game style - LOL)

first thing that comes to my mind is
Spyrium

plays well with 3 - check
under 60 min. - when with players who know the game, check
Not overly complicated rules and mechanics - it did take a while to learn how to play well but it is straght forword
something with some meat to it - check, fantastic use of worker placement
something that leaves you wanting to try again - check, there are a lot of choices and makes you want to play again to try other choices
something with tension - BIG check, as your choices are constantly up in the air all depending on whos doing what
no mystical/fantasy/witchcraft themes - check, your a ore refinery in the industrial revolution though it tries to sell the steampunk look but its industrail revolution
under ~$40 - check

You build a little tablu to take your money workers and ore to make points. So you may not get variable goals but your choice of strategy may change between players and plays. The board is card based so it is modular. There is not much for resource exchanging just the use of what you have to get points.

It is not all that similar to the games you listed but thats what I like with a new game and it worked great for me and I think it will get you what you want from a new game. So check it out, there are some decent videos out there like rahdo and dice tower

I do not know what Caves you mean with too fiddly, but maybe you could have a look at The Cave. It is by the same author as K2.

We have played and like Pandemic. I have Forbidden Desert which we have enjoyed a lot.

Spyrium is one we decided to sell after a few plays. It just didn't grab us.

Pizza Theory and Vikings look interesting. Checking them out!

Race for the Galaxy

I would say it hits all your criteria. One of the expansion arcs includes an optional modular board (base game has no board). Another expansion includes variable goals.

Five Tribes and Alhambra seem to fit all your boxes, except maybe the price (I don't live in the US, no idea how much FT is, but Alhambra should not be very expensive).

First to nay say some other people's suggestions:

Why suggest Five Tribes? You don't really build anything and it has an auction system at the heart of the game (bidding for turn order position).

Some people have suggested Dominion and whilst some say it lacks any sense of theme, but there is certainly a touch of "mystical/fantasy/witchcraft". Not sure it has the tension either.

Quadropolis is almost a perfect fit but probably lacks the tension that the OP was after.

Race for the Galaxy would be a very good fit as long as they don't consider it overly complicated. I would also suggest Mottainai.

Yeah, I was going to suggest Vikings too.

Some other considerations would be Saint Petersburg and Thurn and Taxis.

And finally, the one I highly recommend given your criteria: Quantum!

I also want to suggest Vegas Showdown. It does have an auction mechanic, or sorts, but it doesn't really feel like auctioning, particularly in a 3 player game. Apart from that minor caveat, this games definitely ticks all your other boxes.

Maybe I'm a bit highly strung, but I find things get tense in Quadropolis when you can see that perfect tile sitting there and you're hoping like hell your opponents don't grab it or block you from grabbing it.

In any case, it ticks all the OP's other boxes.
