The card gives you a status that makes u discard items when ever you have more than 2 items.

Does this include spells and unique items? Im thinking it does not include unique items as there are items which shows up in the app when collected (to interact in the backpack), but no way of discarding the item.

It most definitely does include unique items, but not spells. However, you don't "discard" them, you drop them, which means you leave them in the space you are in and they can be picked up later. This is very different than discard.

If you are not holding them you are just not allowed to take an action in the app where you interact with them. It is no different than the fact that only the investigator holding a unique item can interact with it, but the app trusts that you will follow this limitation and doesn't enforce it. If Broken Arm forces you to drop a unique item, it stays in the app folder so that once you pick it up again you have a way of interacting with it.

The Rules Reference Guide has a clear definition of "item" that includes common and unique items but not spells, conditions or clues.

Rules Reference, page 11:

"The word “Items” is a collective term that refers to both Common
Items and Unique Items."

It is absolutely possible to drop items willfully (though not discard, see earlier reply). All trade actions open a trading free-for-all among all investigators present and the space. If you want to drop an item, it is a trade action.

You are correct about the trading free-for-all, but I think the OP meant there is no way to discard it in the app. I think he missed that it stays available in the app because you are not discarding but dropping the item, so you may interact again later when you pick it up.

You'll notice as you play that unique items appear it the tool bar on the app as soon as they enter play. Without spoilers, you don't always automatically gain a unique item when you find one, but it is in the tool bar immediately as the app has no way of monitoring who has it or if you picked it up.

Just throwing that out there. Just because something appears in your toolbar on the app doesn't mean you can look at it. You must possess the unique item to look at it.
