I've enjoyed Carson City a lot the several times I've played it, but I want to ask if people have any tips that help them remember to place houses at the proper times and adjust building prices. That's been the only part we struggled with. What are other groups doing to avoid having to look up the rule description of each building as it is played?

The player aids just laying out will help you with that. Does the building have a road + house next to it? Then you need to ALSO build a house in order to build it and both that house and your building needs to be connected by roads to Carson City.

There are only two exceptions to this anyway. The Ranches and Mines. But the play aids are a great help once you have the iconography down.

The harder thing for me has been remember to hand out a gun for each ranch/mine built!

Just some suggestions :

You can place a house (and/or gun chips) with the building when you place it on the board after drawing it from the bag.

You can wait for the beginning of the income phase to check and adjust the income of all the buildings on the board (so, you don't care about this during the rest of the turn).

Don't make me do it, Jim. Tell me what Tony Clifton's avatar is or Case Blue gets it!

Another question about buildings and their houses. How close does a house have to be built to its respective building? We recently played a game that put the starting house (center of Carson City) close to a corner of the game board. One player placed a building in the corner, but the associated house was placed a few spaces away due to buildings and houses already present. Was that a valid play?

You can take my game… when you pry my cold, dead fingers off the board!

It doesn't matter how far away, it just has to be connected by roads (to the center of town).

It's valid as long as there is a road connecting at least one corner of the house that eventually leads back to the center of town.

The houses and the building need not be close together.

Place a revolver token on the building when it comes into play on the game track. Solved!
