Rules say buffs a re confered on any units in same grid. Does that mean a monowheel in the same grid as two panzerfausts that the panzerfausts also get rapid assault ? Or 3 panzerfausts in a grid with a sniper also get 1 added range just like the sniper ? Rules seem confusing on the difference between special actions and buffs. Someone help please !

It has to say "Buff:" before the ability to count as a buff. Only a few units have buffs at this time.

The monowheel doesn't apply a buff, so the two panzerfausts would not gain rapid assault.

Baron Gaston and J├Ąger Erwin Konig have buffs, for example. Other units in their grid would also gain the buff ability.

As the others have indicated, it has to say "Buff" (see example on page 7) to get the Buffs rules on page 13.

That said, you have pointed out why the Jager is so useful. The ability to pick off targets is nice, but the ability to extend the range of Blight Panzerfausts in the same grid out one more can usually catch some Allied Rocket Bikes by surprise, if they get too close to your deployment areas.
