The size of the map chosen for a game is tied to the number of factions in play and not which factions. Since only one building can be built in a territory (Chaos not withstanding), competition over available sites could dramatically increase conflicts.

If I am counting territories correctly, # of spaces excluding The Spike,
3-player 15 spaces
4-player 20 spaces
5-player 25 spaces

Each faction has 10 buildings except for Dark (11) and Invisible God (8). A 3-player game w/o Chaos has a totally different dynamic then a 3-player with Chaos.

Correct. Actually any player count with or without Chaos will play quite differently since they Chaos Rift always exists either way and the already mentioned building restrictions.

Yes. the presence of Chaos makes the biggest difference, because Chaos doesn't "take up" building spots. However, this is balanced out by the fact that once Chaos gets its Army o' Destruction going, it tends to wipe out enemy buildings as it marches around.

So in a game with Chaos, there are typically far more empty spaces.
