When a building is bought, all other buildings (except those with mepples on them or those that can not be bought like ‘Ghost Ship) are immediately discarded and replaced. There should always be five building to be bought so ‘Ghost Ship’ would be the sixth building after discard and replacement.

When selling goods to the market, you sell one good, and then shift it down and around to move the price of other goods. Then you sell your next good and repeat. This changes the market value of goods ‘during’ the sell phase.

Game ends immediately after a player buys their 5th building.

Being able to sell only one good will make goods far more valuable and the game significantly faster. So fast in fact, that you would likely only need to make a few choice movements. I do like the idea of discarding the other buildings that aren't currently in use and putting new ones out - it keeps things a little fresh but it also feels a little much. Perhaps the player who buys the building can optionally choose to remove another building not in use, replacing it with the first card drawn from the deck.
