I am teaching TM in Tuesday to 3 other players.

Which factions for them would be best for a teaching game (I will just pick a weaker one from what is left)?

Warlord beats Troll, Troll beats Elf, Elf beats Water Sprite, and basically everything else beats Enchanted Bunny.

I think the recommendations in the rulebook for first time play are good choices. They have special abilities that are simple to keep track of...halflings, mermaids, nomads, and witches.

Using the recommended ones, give the Giants to the most experienced one.

Agree entirely.
Two easiest to play (and give the learner a fair chance)
Nomads and witches.
Enjoy

I think Halflings are quite easy, too!
They give you a clear idea what to do: Improve digging and dig until you win! :-D

I had a five player teaching game and went with the ruleset. Especially for selecting the starting position, as this is something that can kill the game for a newbie.

It helps to tell that you want to have free open space but at the same time be near people (preferably of colors far away from you). You want your buildings not too near each other, but close enough to ensure biggest network if you want.

And for some races it helps to point at the possible obvious starting spots

I recommend the starting ones, except the Giants. The guy who got the giants didn't enjoy the game as much as the rest of us.
